It’s designed for investors, deal sourcers, estate agents, and developers who want fast, data-driven insights into property opportunities.
Is any experience required to use the platform?
No experience is needed, our interface is built for both beginners and seasoned professionals. Just paste a property link or fill in the form, and the AI does the rest.
How do I create an account?
Visit propertyportal.ai, or click "Go To App" on our home page and enter your details. No payment is required to start scanning.
Is Property Portal available on mobile?

Yes - the site is fully mobile-responsive and works smoothly on phones and tablets, though we recommend desktop for the best experience.

What does each scan include?
Every scan gives you:
- Property summary with images
- Refurb cost breakdown
- ROI and end value estimate
- EPC, floorplan, comparables, and IMD score
- Location pin on a map
How is the refurb cost calculated?
Our AI models use regional build cost data, property size, and condition to generate estimated costs per area (kitchen, bathroom, etc.)
Can I download the scan as a report?
Yes - you can download a PDF of your full scan report to share or keep for your records.
Do I need a property link to scan?
Yes - you can paste a Rightmove listing URL and let property portal take care of the rest.
Can I use it for flips and rentals?
Yes - the platform is designed to analyse a variety of investment strategies and gives outputs relevant to your intent.
Subscriptions & Billing
How much does it cost after the free scans?
The subscription is £39.99/month and includes unlimited scans, premium support, and all future updates.
What do I get with the subscription?

Do I need to enter card details to get free scans?
No - your first 3 scans are completely free with no card required.
Can I cancel my subscription at any time?
Yes, you're free to cancel anytime through your account settings. You'll still have access until your billing period ends.
Will I be charged automatically?
Yes - subscriptions renew monthly, but you can turn off auto-renew any time before your next billing date.
Troubleshooting
My scan didn’t load - what should I do?
First, try refreshing the page or checking your dashboard. If it’s still missing, contact us at info@propertyportal.ai
Why is the scan taking longer than usual?
Most scans complete in under 60 seconds. Rare delays may occur if the data source website is slow or experiencing downtime.
My report is missing data - what now?
Occasionally, certain listings don’t include floorplans or EPC data. You can re-scan or upload those details manually if needed.
I’m getting an error when I scan a link - why?
Double-check the link format. Only UK property listings from Rightmove are supported for direct link scanning.
The platform won’t load on my device.
Try using Chrome or Safari, and clear your browser cache. Still stuck? Email us and we’ll take a look.

Can I use this for commercial properties?
The current version is focused on residential properties, but we’re planning to support commercial in a future update.
